About the opportunity
Our client, Harcourts Reforma, is seeking an experienced Property Manager to join their successful and growing property management team, based in Papakura office.
This is an excellent opportunity for someone who enjoys building long-term relationships, thrives in a fast-paced environment, and takes pride in delivering outstanding service to both landlords and tenants.
You will be responsible for managing your own residential portfolio while working alongside an experienced team who genuinely support one another. Every day is different, giving you the opportunity to problem solve, build trusted client relationships, coordinate maintenance, manage tenancies and ensure properties are professionally cared for.
Key responsibilities
You'll be responsible for:
Managing a residential property portfolio predominantly based in South Auckland.
Building strong relationships with landlords, tenants and contractors
Coordinating repairs and maintenance
Managing lease renewals, vacancies and portfolio performance
Completing final inspections and one out of four routine inspections per year
Preparing and presenting Tenancy Tribunal applications when required
Monitoring rental payments and assisting with trust accounting processes
Ensuring compliance with the Residential Tenancies Act and relevant legislation
Delivering a professional, proactive and responsive customer experience
Working collaboratively within the wider Harcourts team
About you
To be successful, you will ideally bring:
At least 1-2 years property management experience, or we are open to someone in a similar professional industry looking for a career change
Strong knowledge of the Residential Tenancies Act
Experience using property management software (Palace and/or Tapi advantageous)
Excellent organisation and time management skills
Outstanding communication and relationship-building abilities
Strong negotiation and conflict resolution skills
Sound attention to detail
Confident with social media and digital marketing
A proactive, solutions-focused approach
A genuine commitment to exceptional customer service
